Project Delivery Method

Reading the Report on the vision of innovative construction in Poland until 2025, developed by AUTODESK, I came across an indication, by industry specialists, of integrated project implementation (IPD). Innovation in the introduction of BIM in Poland. To check if BIM can support IPD, you should familiarize yourself with the previous methods of project implementation: DBB - design bid build: the investor orders and receives the project from the architect, selects the contractor and obtains the finished object or building, then the investor manages the building. DBBCM - design bid build with construction manager: the investor employs a construction manager who, as a proxy, orders and receives the design from the architect, selects the contractor and obtains the finished object or building, then the investor manages the building. DB / DC - design build design construct: the ready concept ordered from the architect is the basis for the investor to choose the contractor (prices, costs, time), who develops the design and builds the object together with commissioning and the investor receives the building in order to determine its manager. DBOM ​​- design build operate maintain: a ready concept ordered from an architect is the basis for the investor to choose the contractor (prices, costs, time), who develops the project, performs the object with commissioning and takes over the management of the building. IPD - integrated project delivery: the investor creates a team: architect, engineers, contractors, managers to develop the project, budget and construction of the facility, actively participating as one of the parties to the entire contract.

As can be seen in the attached diagram, the first four items have been evaluated in the direction of reducing the investor's involvement in the entire building process and life (DBOM). IPD reverses the approach to the entire investment project, increasing investor involvement again. At this point, a revolution in design and construction approaches should be noted. The use of the full knowledge of the team members' facilities at each stage of the investment gives a good chance to choose the best solutions or necessary changes during the process. Price changes, law change, market changes and more. IPD was created at AIA (The American Institute of Architects), which developed a guide to the new method. Why IPD is a new model of project implementation. Involvement of all participants in investment processes, from beginning to end. A different approach from dividing investments into stages and engaging stage specialists for a short section of the whole project. Where does the investor start work on the contract with the coordinator, architect, engineers, contractors, managers etc. Of course, the methods in their very principle, expanding the team of participants, is more expensive. But it allows you to generate more savings than the cost of party involvement alone. The whole of the new method is based on mutual trust, necessary not only in project management. However, this trust can evolve into a formula of shared profits or participation in the profits of the enterprise in the future. E.g. construction of an office building and share in rental profits for everyone involved in the project - execution - and commissioning of the building. Thus, the participation of the parties involved in the investment does not end after its implementation, but continues (in the financial formula) throughout the entire life cycle of the building. This is a very promising method where BIM can play a key role. BIM connected with BMS online will allow the entire team to control the entire facility, even in terms of change history and decisions. IPD, therefore, need not be limited to formulating an investment team. It may refer to configuring the business entity as a new Investor quality in the market. Regionally in Poland, the use of project implementation methods can be divided into two categories. First: public procurement. Second: the private sector. The first group of investors usually does not go beyond the DBB area, which is associated with local law and administrative obligations in accordance with EU guidelines. The second group of investors uses three methods. DBB for small objects, DBBCM for medium objects, DBDC for large objects. The public sector is limited to the DBB model even with large investments. However, the main task of the whole text was to check the suitability of BIM when using IPD. It turns out that BIM can support any of the presented methods. And for the oldest of them it can be a solution to the problem of data loss at every stage of implementation, which in IPD was eliminated by the team's behavior until the end of the facility. Therefore, BIM should be recommended to all methods.
